Nashville’s growth isn’t showing any signs of slowing. In fact, studies show that in 2022, 81,646 more people moved to Music City than out of it. One Nashville neighborhood experiencing this growth first-hand is The Nations. From its central West Nashville location to its wide variety of dining options and charming boutiques, it’s no wonder this neighborhood is a highly sought-after destination for home buyers.

One of The Nations’ newest real estate developments, The Beacon, is slated to hit the market in March 2024. “This includes five brand-new townhomes that are all attached and eligible for short-term rental permits,” says Deborah Vahle, real estate agent at The CityLiving Group | Parks and listing agent for The Beacon. “They also have these really cool spiral staircases that lead to the rooftop deck from the living area level, which is great for entertaining.”

“The exterior is very classic and clean, and it’s more transitional,” says Deborah of The Beacon’s design.

Each townhome has 2,031 square feet of space, which includes four bedrooms, three full bathrooms, and two half bathrooms. When you first enter the home, you’re greeted by a spacious foyer and a set of stairs. You’ll find a spacious ensuite bedroom to the left of the home’s entrance. As you continue through the first level, you’ll reach the second ensuite bedroom and a third room that would make for the perfect guest room.

Upstairs is where you’ll find the inviting primary bedroom, and just outside of this room is the laundry room. Further back on the second floor, you’ll spot the spacious bonus room with a powder room. You could transform this space into a media room, playroom, at-home gym, or anything else you dream up!

The third level is home to a spacious kitchen, ideal for entertaining. Offering plenty of storage — including a handful of cabinets and drawers in the center island — it’s easy to organize all of your kitchenware here. The space also includes sleek white countertops, luxurious cabinetry, and stainless steel appliances like a refrigerator and dishwasher.

You’ll find the home’s primary living space on the third floor, offering a dreamy kitchen and living room. “The interior is transitional mixed with a Scandinavian feel, with light-colored wood floors and white-and black-details,” adds Deborah.

The kitchen also opens to a bright and airy living room, which makes for effortless entertaining. This is also where you’ll find a set of double doors that can be opened on warm, sunny days. Just off the living room is the home’s second half bath.

The third floor also houses a patio door that opens to the home’s back deck, where you’ll find a black spiral staircase that leads to a beautiful rooftop space. Complete with ladder access, this is an ideal haven for relaxing with a cup of coffee in the morning or unwinding with a glass of wine in the evening — not to mention gatherings with friends!

Each townhome includes a gorgeous deck and rooftop that overlook The Nations.

While The Beacon will undoubtedly make a great home for anyone looking to live in The Nations, it’s also a highly sought-after investment opportunity. “Every home is walkable to restaurants like The Nations Bar & Grill, Red Bicycle, and 51 North Taproom. They’re all within a block and a half of the homes,” says Deborah. “Because of that, the property is desirable for both guests and tourists.”

If you’re a craft beer lover, The Beacon is also near spots like Harding House Brewing Co., Rock’n Dough Pizza & Brewery, Streetcar Taps & Garden, and Fat Bottom Brewing. Or, if you’re craving something sweet, you can visit Brightside Bakeshop, Jeni’s Splendid Ice Cream, or Bobbie’s Dairy Dip.

From bustling coffee shops to popular eateries and watering holes, it’s no wonder The Nations is such a desirable destination for homeowners.

The Beacon is within walking distance of some of The Nations’ best restaurants, including popular Italian spot Nicky’s Coal Fired.

The Nations also expects to add a few new local businesses to its roster very soon, making it an even more desirable living destination. One such spot is Field House Tavern, slated to open this June in the former El Paseo Cantina spot. It’s expected to be a sports bar with a diner-style menu complete with sandwiches, burgers, fries, and more. Urban Dog Bar is also scheduled to open later this summer and is a beer-friendly dog park with turfed areas, plenty of seating, and cooling stations for your pup.

The Beacon townhomes are expected to open in March 2024. To learn more, contact Deborah Vahle at The CityLiving Group | Parks at [email protected], (615) 335-0770 (cell), or (615) 369-3278 (office).
